This map was displayed at the June 23 Woodcroft Board meeting. This proposed subdivision layout shows 220 lots on 75 acres. The darker green ovals are stormwater basins (not necessarily ponds). The lots are 50-90ft across and 1/5 to 1/4 acre. The houses will be large and close together.

* This is NOT the map on file with the City. The rezoning application specifies 207 lots. We'll post revised maps as soon as we get them.

Neighborhoods Affected

Woodcroft streets bordering the property to the south and east include Morningside Dr and Leeward Ct; Brightleaf Ct, Hitching Rack Ct, Swallow's Ridge Ct, and Tall Oaks Drive.

Hope Valley Farms streets bordering the property to the north include Greyfield Blvd, Orchid Ct, Clearview Ln, and Gable Ridge Rd.

Hope Valley Farms streets bordering the property to the west include Kettering Dr and Sturbridge Dr. Morningside Dr and Sturbridge Dr are almost connected; they're separated only by bollards (short poles planted in the street).

Harmony Road and Ardmore Dr are included in the parcel. Harmony Road is gravel near Cook Road, but it doesn't extend as far as the map shows. Likewise, Ardmore Dr does not exist except as a city right-of-way.

Zoning Atlas

This parcel, zoned R-20, is surrounded by land zoned PDR 3+. "Planned Density Residential" averages density over a large area, including green space, unbuildable land, and street area in figuring the effective density of development. The sections of Woodcroft and Hope Valley Farms immediately adjacent to this land have lot sizes in the range of 1/4 acre, similar to an R-10 zoning. The Gable Ridge Road lots are smaller, in the range of 1/10 acre.
