Harmony Road, Take Two
History
The first Harmony Road rezoning case (#P03-72) was very contentious, with many, many neighbors opposing the rezoning. The application was submitted in 2003 and denied by City Council in May 2004.
First Proposal, early 2004
Harmony Rd tees at Cook Rd near the intersection with Juliette. (GoogleMap) It's a gravel road with several small homes, leading into a wooded area. Harmony Road doesn't go as far as the maps suggest.
The first proposal included four large tracts and numerous small parcels, between northern Woodcroft (Morningside Dr, Tall Oaks Dr) and southeastern Hope Valley Farms (Greyfield Blvd, Gable Ridge Dr). This land is all zoned R-20 (residential, half-acre lots).
That proposal would have rezoned the area to PDR-3.31, for 175 lots on 53 acres.
- Staff report on case #P03-72 Harmony Road includes minutes from 3/9/04 Planning Commission hearing. Neighbors presented objections, but Planning Commission recommended approval 3-2.
- Application unanimously denied by City Council on May 3, 2004.
Here we go again: May 2005
This large tract is once again being considered for development. This time, acreage has been added, lot sizes have been increased, and proposed density is somewhat lower (2.9/acre). Rezoning would still be required.
