Concerns
We don't think it's appropriate to develop this parcel at higher density than the current R-20 zoning. Our concerns from last time have not changed.
Traffic
Assuming 10 trips per day per household, this development would generate more than 2,000 car trips daily. An R-20 development would generate 700 fewer trips. Traffic from this development would empty onto Cook Road — a very narrow 2-lane road — or onto neighborhood roads in Woodcroft and/or Hope Valley Farms. Additional traffic brings additional safety risks to our neighborhood roads.
School Impact
Schools in this district are already overburdened. If zoning remains at R-20, our schools could carry 70 more households' children.
Many Unanswered Questions
This plan is at a very early stage, and much of the analysis and research is still being done. We will need several questions answered before we can support this project.
- Who will the builder be?
- Can we be guaranteed that the property won't be clearcut and mass-graded?
- Will Cook Road be widened?
- How will the project impact Third Fork Creek?
- Will stormwater runoff be sufficiently controlled to prevent flooding Woodcroft lots downhill from this development?
Collaboration is still possible.
At this early stage, much is still negotiable. As neighbors, we are pleased to be included in planning this project. Issues that concern us can be resolved to everyone's satisfaction as we negotiate. This land WILL be developed. We want development that we can welcome.
