72 Townhomes Where?
This 6.5 acre parcel (actually two lots) is wooded and slopes down to a creek. Fronting on NC-54, it backs up to several single-family homes in southern Woodcroft (Windermere) and to a single-family home next door on NC-54. This is the parcel with the huge blue-and-white Coldwell Banker sign: "Available 6.5 acres"
Case Summary
A developer proposed 72 townhomes for this parcel, and applied for a RM-16 zoning (Residential Multifamily, up to 16 units per acre). See Staff Report on case #P04-65 Hwy 54 Townhomes.
In May 2005, neighbors were alerted to the situation and raised a vigorous and early opposition. The developer withdrew his application hours before the June 14 Planning Commission hearing.
What Comes Next?
The parcel is still on the market and will be developed soon. Neighbors would prefer to see less intense development that will take advantage of the site's unique sloping topography and mature woods. We won't be surprised to see another rezoning application, probably for offices or commercial. This is especially likely since there are several parcels for sale on the other side of NC-54.
