The map below shows the area of NC-54 between Park Veterinary Clinic (top left) and Triangle Presbyterian Church (bottom center).

Parcels marked in red and orange are on the market. All are currently zoned R-20 (residential, half-acre lots), but the asking prices are far too high to allow residential development. Pressure to rezone will be intense. Likewise, selling pressure will be intense for owners of adjoining properties (marked in yellow).

Current and Future Land Uses

The Durham 2030 Comprehensive Plan recommends keeping existing zoning. See the Future Land Use Map and the Zoning Atlas, page 0718.

Surrounding Neighborhoods

Land to the west is owned by the Army Corps of Engineers as part of Jordan Lake's wetlands. To the south are Triangle Presbyterian Church and the up-and-coming Southpoint Auto Park. To the east are Woodcroft, Park Ridge apartments, and the varied Spring Hill development. These are all PDR zonings; density varies.

To the north are Park Veterinary Clinic and the yet-to-be built PlayNation showroom. These are zoned NC (Neighborhood Commercial). The two lots immediately south and east of them (labeled "Fearrington house" on the map), as well as the Johnson Body Shop Estimating Center, are zoned O & I -1 (light Office & Institutional).

Otherwise, zoning is R-20 (Residential, half-acre lots).
